三、交付日期和租赁期限

 。 1租赁期为2年 自2 1 年9月26日起至2 12年9月25日止。 自01 年月6日至2011年月25日该租赁为非固定期限 即在此期间乙方可以任何时候提前一个月通知甲方的前提下终止合同而不承担违约责任 即乙方最早可于011年月7日提出退租并于20 1年9月6日正式退租.在乙方将全部因乙方租客实际使用而产生的水、 电、燃气等杂费及电话费付清后的十个工作日内将全部剩余押金如有不计利息退还给乙方.

3-租赁期满 甲方有权收回该房屋 乙方应如期返还。 乙方需继续承租房屋的,则应于租赁期届满前壹个月,向甲方提出续租书面要求经甲方同意后重新签订租赁合同。

四、租金、支付方式和期限

五、保证金和其他费用

六、房屋使用要求和维修责任

61租赁期间,乙方发现该房屋及其附属设施有损坏或故障时应及时通知甲方修复 甲方应在接到乙方通知后的 伍日内进行维修。逾期不维修的 乙方可代为维修费用由甲方承担。

6-2租赁期间,乙方应合理使用并爱护该房屋其附属设施.因乙方使用不当或不合理使用,致使该房屋及其附属设施损坏或发生故障的 乙方应负责维修。 乙方拒不维修,甲方可代为维修费用由乙方承担。

6-3租赁期间 甲方保证该房屋及其附属设施处于正常的可使用和安全的状态。 甲方对该房屋进行检查、养护,应提前 柒日通知乙方.检查养护时,乙方应予以配合。 甲方应减少对乙方使用该房屋的影响.

6—4乙方需装修或者增设附属设施和设备的应事先征得甲方的书面同意,按规定须向有关部门审批的则还应由甲方(甲方甲方委托乙方报请有关部门批准后方可进行。 乙方增设的附属设施的设备归属及其维修责任由甲、 乙双方另行书面约定。

七、房屋返还时的状态

八、转租、转让和交换

8—1除甲方已在本合同补充条款中同意乙方转租外,乙方在租赁期内需事先征得甲方的书面同意方同将该房屋部分或全部转租给他人。但同一间居住房屋,不得分割转租。

2乙方转租该房屋,应按规定与接受转租方订立书面的转租合同。并按规定向该房屋所在区、县房地产交易中心或农场系统受理处办理登记备案.
